The Best Time to Clean Your Water Tank in Karachi

Tank Cleaning Time

The best time to clean your water tank in Karachi is twice a year: in March or April, before the summer heat, and in September or October, once the monsoon is over. Within those months, the best day is the one just before your line supply or tanker delivery, when the tank is nearly empty.

That is the short version. The rest of this guide explains why those months work, what to do in the other ten, and how to pick the day and hour so you lose the least water and spend the least time without supply.

Why Timing Matters

A tank cleaned every 6 months stays in good condition whatever the dates are. Timing the two visits well gives you more from the same money, for three reasons.

  • Bacteria grow fastest in heat. From May onwards the water in a rooftop tank stays warm day and night. A tank that enters summer clean and disinfected has far less for bacteria and algae to feed on.
  • The monsoon brings the dirtiest water of the year. Rain floods streets, overloads sewers and pushes silt and sewage into supply lines and underground tanks. Cleaning after the rains removes what they left behind.
  • A full tank is wasted water. Everything in the tank is pumped out before cleaning. If you clean when the tank is low, you throw away very little.

The Best Time for Water Tank Cleaning

First cleaning: March or April

Temperatures in Karachi climb through April and stay high until October. The city’s worst heatwave on record, in June 2015, reached 45°C (Wikipedia). Water in a black plastic rooftop tank gets warmer than the air around it. Warm, still water is where bacteria, algae and the amoeba Naegleria fowleri thrive, and Karachi’s Naegleria deaths cluster in the hot months. Health experts advise residents to keep both underground and overhead tanks chlorinated through this season (ARY News).

Clean and disinfect in March or April and the tank starts the hot season with bare, scrubbed walls. If Ramadan falls in spring, book before it begins. Households use more water at sehri and iftar, guests come and go, and nobody wants the supply interrupted while fasting.

Second cleaning: September or October

The monsoon usually runs from July to mid-September. Some years bring very little rain and others bring a flood. August 2020 delivered 484 mm, the wettest August in Karachi since 1931 (Wikipedia). When streets go under water, three things happen to tanks:

  • Street water runs in around underground tank covers that sit at floor level.
  • Overflowing sewers leak into cracked water lines, so the first supply after the rain is often grey and smelly.
  • Wind and rain carry dust, leaves and bird droppings into rooftop tanks with loose lids.

Wait until the rains have clearly ended and the line supply has run clear for a few days, then clean. If floodwater entered your underground tank, do not wait at all. Stop using that water for drinking and cooking and have the tank cleaned and disinfected straight away. Our article on climate change and Karachi’s water tanks looks at why these floods are becoming more common.

Month-by-month guide

MonthsConditionsWhat to do
December to FebruaryCool, dry, slow growth in tanksGood time for a third cleaning if you rely on tankers or boring water. Otherwise inspect only.
March to AprilHeat buildingFirst cleaning of the year. Disinfect before summer.
May to JunePeak heat, highest water demand, frequent shortagesKeep lids sealed. Clean only if you see warning signs or missed the spring slot.
July to mid-SeptemberMonsoon, flooding, sewage mixingCheck lids and covers before each spell. Clean at once if floodwater enters the tank.
Mid-September to OctoberRains over, still hotSecond cleaning of the year.
NovemberCooling downCatch-up month if you missed October.

The best day of the week

Pick the day before your line supply or your tanker delivery. The tank is at its lowest, so little water is drained away, and it refills with fresh water within hours of the team leaving. If you buy tankers, order the next one for the afternoon of the cleaning day.

The best time of day

Morning. A standard house job takes 2 to 4 hours, so a team that starts at nine is finished by lunchtime and the tank can refill before the evening. We are open 24 hours and also do evening and night jobs for shops, restaurants and offices that cannot stop water during working hours.

Other Good Moments to Book

  • Before you move into a house or flat. You do not know when the previous occupants last cleaned it.
  • Before a wedding or a houseful of guests. Water use doubles and any problem shows up at the worst time.
  • Before Eid ul Adha. The household needs a lot of clean water over the three days.
  • After construction or plastering. Cement dust and debris find their way into open tanks.
  • After a long absence. Water that has stood for months in a locked house should not be used.
  • After a new tank or new pipes are installed. New fittings shed plastic shavings, solvent and dust.

Signs Your Water Tank Needs Cleaning

The calendar is a guide. These signs overrule it:

  • Yellow, brown or cloudy water
  • A sewage, rotten-egg or musty smell
  • Sand or black specks in the bucket
  • Worms, larvae or insects in the water
  • Green growth on the tank walls (see preventing algae growth)
  • A dead bird or lizard in the tank (see bird contamination in rooftop tanks)
  • Stomach illness that keeps returning in the household

More detail is in signs your family may be drinking contaminated water.

Benefits of Cleaning Your Water Tank on Time

Cleaning on schedule is easier and cheaper than cleaning late. Six months of silt washes out quickly. Two years of it hardens into a layer that has to be scraped. Timely cleaning also means the tank is inspected twice a year, so a cracked lid or a hairline leak is found while it is still a small repair. The full list is in the benefits of regular water tank cleaning, and the other side of the coin is in the dangers of neglecting it.

DIY vs. Professional Cleaning

A small overhead plastic tank can be cleaned at home by a careful adult with a brush, a bucket and the right dose of chlorine. An underground tank is a different matter. It is a confined space where the air can be low in oxygen, and nobody should enter one alone. Our safety page explains the precautions our crews take.

A professional team brings a pump, a pressure washer, a wet vacuum and protective gear, and finishes both tanks in one visit. The steps are on our service procedure page, and the comparison is set out in why hire a professional tank cleaning company. The equipment is explained in technology in modern tank cleaning.

How to Prepare for Cleaning Day

  1. Use up the stored water the day before. Fill a few buckets and drinking bottles for the hours of the job.
  2. Switch off the pump and tell the family the taps will be dry for a while.
  3. Clear the way to the underground cover and the roof.
  4. Keep children and pets away from open tanks and equipment.
  5. Arrange the refill: line supply the next day, or a tanker that afternoon.
  6. Look inside the tank yourself before the team leaves. We ask every customer to do this before paying, as our service guarantee explains.

Maintenance Tips for a Cleaner Water Tank

  • Keep both lids closed and replace cracked ones.
  • Cover overflow and vent pipes with mesh.
  • Look inside with a torch once a month.
  • Note the cleaning date and set a reminder for six months later.

Frequently Asked Questions

Is it a problem to clean a tank during the monsoon?

No, and sometimes it is necessary. If floodwater or sewage has entered the tank, clean it immediately. If nothing has gone wrong, it makes more sense to wait until the rains end so that one cleaning covers the whole season.

Is winter a bad time to clean?

No. Growth is slower in winter, so it is the least urgent season, but a winter cleaning is useful for homes that clean three times a year.

How far ahead should I book?

A day or two is usually enough. We keep same-day slots for urgent jobs. March, April and October are the busiest months.

How long will the house be without water?

Two to four hours for a standard house, plus the time the tank takes to refill.

What does it cost?

Between Rs 2,500 and Rs 10,500 for most houses. The rate depends on plot size or tank capacity, not on the season. See our water tank cleaning charges.
