Hire a professional water tank cleaning company when the tank is underground, large, shared, or has not been cleaned for a long time. A trained crew removes sludge and wall film that hand cleaning leaves behind, disinfects with the right chlorine dose, and enters confined tanks safely. For a small rooftop plastic tank, a careful adult can do an acceptable job. For everything else, the professional job is safer, faster and more thorough.
This guide explains the difference in plain terms, shows what a proper job includes, and gives you a checklist for choosing a company in Karachi, including ours.
The Role of Water Tanks
Karachi homes store water because supply is not continuous. The city needs about 1,200 million gallons a day and receives about 650 (Geo News), so line water arrives for a few hours on set days and tankers and boring water fill the gap. Every litre a family uses has waited in an underground tank, an overhead tank, or both.
That is why the tank decides the quality of water at the tap, and why cleaning it every 6 months is part of running a house here. The schedule is explained in how often you should clean your water tank.
Benefits of Hiring a Professional Water Tank Cleaning Company
1. The right equipment
Sludge has to be lifted out, not stirred and drained. Film on the walls has to be blasted off, not wiped. A professional crew arrives with:
- a submersible pump to empty the tank quickly
- a high-pressure washer, 2,000 to 3,000 PSI, for walls, floor and corners
- a wet vacuum to take out the last of the dirty water and sludge
- protective clothing, gloves, boots and goggles
- for deep or large tanks: ventilation fans, gas detectors, harnesses and extra lighting
How these tools changed the trade is covered in the role of technology in modern tank cleaning.
2. Safe entry into underground tanks
An underground tank is a confined space. The air at the bottom can be low in oxygen or contain gas from rotting sludge, and you cannot tell by smell. The WHO’s guidance on tank cleaning describes working inside a tank as “difficult and dangerous” (WHO Technical Note 3). Our crews ventilate the tank, test the air on deep tanks, and keep one person outside for the whole job. The company holds ISO 45001 certification for occupational health and safety. The procedure is set out on our safety page.
3. Disinfection done correctly
Disinfection is chemistry. Too little chlorine does nothing, too much is wasted and has to be rinsed out, and chlorine on a dirty surface is used up before it reaches the bacteria. We disinfect with calcium hypochlorite or sodium hypochlorite at 50 to 200 parts per million after the tank has been physically cleaned, and rinse before it refills. Clients who specify a chlorine-free product can have silver hydrogen peroxide. See the chemicals we use and our guide to disinfecting a tank after cleaning.
4. Both tanks in one visit
Cleaning only the overhead tank achieves little if the pump refills it from a dirty underground tank that evening. A crew does both in one visit, usually in 2 to 4 hours for a standard house.
5. An inspection you cannot do from outside
An empty, washed tank shows its real condition. Cracks, corroded fittings, a failing float valve or a broken foot valve are easy to see. Our team tells you what they find so you can arrange repairs. Related reading: common water tank problems and detecting and preventing leaks.
6. Proper handling of the waste
Sludge and chlorinated wash water should go to a proper drain, not into the street or the garden. See waste disposal after tank cleaning.
7. Accountability
A registered company gives you a fixed rate, an invoice, and someone to call if you are not satisfied. Informal labour hired at the gate gives you none of these.
Professional Water Tank Cleaning Process
Our process has six steps:
- Drain the tank with a pump.
- Remove the sludge from the floor.
- Pressure-wash the walls, floor and corners.
- Vacuum out the waste water.
- Disinfect with a chlorine-based solution.
- Rinse before the tank refills.
Before the team packs up, we ask you to look inside the tank yourself. If anything is not right, it is redone on the spot. The full description is on the service procedure page.
DIY vs. Professional Cleaning
| Do it yourself | Professional crew | |
|---|---|---|
| Suitable for | Small overhead plastic tanks you can reach from outside | Any tank, including underground, concrete, large and shared tanks |
| Sludge removal | Bucket and mug; some always stays | Pump and wet vacuum |
| Wall film | Hand brush; corners and roof missed | High-pressure washer |
| Disinfection | Guesswork unless you measure the dose | Measured chlorine solution, then rinse |
| Safety | Risk of falls, fumes and confined-space accidents | Protective gear, ventilation, attendant outside |
| Time | Most of a day | 2 to 4 hours for a standard house |
| Comeback if unhappy | None | Free re-clean under a guarantee |
If you do clean a small tank yourself, follow the method in our disinfection guide, never mix chlorine with acid or any other cleaner, and never let anyone enter an underground tank alone.
How to Choose the Right Water Tank Cleaning Company
Ask these questions before you book anyone:
- Is the company registered? Ask for tax registration and any safety certification. Ours are published on the certificates page: ISO 45001, and registration with the Sindh Revenue Board and the Federal Board of Revenue.
- How long have they been doing this? We have worked in Karachi since 2007. The company’s background is on the About Us page, and the founder’s on Ahmar Shoaib’s page.
- What exactly will they do? Draining and rinsing is not cleaning. Ask whether they pressure-wash, vacuum and disinfect.
- What chemical do they use? A proper company names it.
- Is the rate fixed in advance? You should get a price from the tank size before anyone arrives.
- When do you pay? After you have seen the result is the right answer.
- What happens if you are not satisfied? Our service guarantee covers sludge left behind, surfaces not cleaned properly and any part of the job not done. We come back at no charge.
- Who else do they work for? Commercial references show a company can handle large tanks and audits. See organisations we have worked for.
Warning signs of a poor service
- They quote without asking the tank size or type.
- They arrive with a bucket, a broom and a bottle of acid.
- They cannot name the disinfectant.
- One person goes into the underground tank with nobody outside.
- They ask for payment before you have looked inside.
- The dirty water is swept onto your porch or the street.
- The price changes at the end.
How to Prepare for the Visit
- Use up the stored water the day before, and keep a few buckets and drinking bottles filled.
- Book for the day before your supply or tanker delivery.
- Clear the way to the underground cover, the roof and a drain.
- Keep children and pets away from the open tanks.
- Be ready to inspect both tanks before the team leaves.

Cost Considerations
Our house rates are fixed by plot size or tank capacity. Some examples from the current table:
| House size | Both tanks | Underground only | Overhead only |
|---|---|---|---|
| 120 sq yd | Rs 4,500 | Rs 3,500 | Rs 3,000 |
| 240 sq yd | Rs 5,000 | Rs 3,500 | Rs 3,000 |
| 400 sq yd | Rs 7,000 | Rs 5,500 | Rs 5,000 |
| 1,000 sq yd | Rs 10,500 | Rs 9,000 | Rs 8,500 |
The rate covers the team, travel, equipment and chlorine disinfection. There are no hidden charges. Apartment buildings, commercial premises and factories are quoted after a free survey. The complete list is on our water tank cleaning charges page, and the calculator on the home page gives an instant rate for your house.

Frequently Asked Questions
Do I need to be at home during the cleaning?
Someone should be. The team needs access to the tanks, the pump switch and a drain, and we ask you to inspect the tank before you pay.
How long does a professional cleaning take?
Two to four hours for a standard house. Commercial and industrial tanks take longer because of their size.
Do you give a certificate?
Commercial and industrial clients receive a cleaning certificate and a tax invoice for their auditors or the health department. Home customers can ask for an invoice.
Is same-day service available?
Yes. We are open 24 hours and keep same-day slots for urgent jobs.
Do professionals clean apartment and building tanks?
Yes. Shared tanks are larger and need more planning. See who is responsible for tank cleaning in apartment buildings.
